Applicant FAQ
You do not have to be a student to live at Northern View. However, we only offer our individual lease option, renting by the bedroom, to active students. If you are not a current student you will be required to rent the full apartment out.
At Northern View, residents will have a key for their front door and a key for their bedroom. They will share the common areas with their roommates and have their own bedrooms specifically for them.
Since we rent by the bedroom, we utilize individual leases. This means that each resident (bedroom) is on their own lease. This is handy in the event that a roommate cannot pay rent. In conventional apartments, all residents in the apartment would be responsible for each other's portion of the rent. With individual leases, you are solely responsible for your portion, which is linked to each Resident's specific bedroom.
We include in your monthly payment rent, electric, gas, water, sanitation, internet, general pest control, washer/dryers in your apartment, and resident parking. This makes it extremely easy for our residents so you only have one payment each month instead of keeping up with multiple payments each month.
Your rent is listed on your lease agreement. You will log onto your resident portal to pay rent which is due on the 1st of every month. You do have the option to pay with an eCheck, which is the best option, or with a card. If you use a card to pay your rent there is a processing fee that the payment company charges. This fee is cheaper than a late fee but we do not recommend using a card to pay monthly. However, please note that if you have two checks returned, you will not have the option to pay with a check again. Please make sure everything is entered correctly and the money is in your account until it is fully processed. It may take a couple of days for your bank and ours to communicate and fully withdraw the money from your account.
Here at Northern View, we take the total amount owed for your lease contract and break that payment into equal installments. This helps to keep the cost of your monthly rent payment lower throughout the entire term of your lease. Since it is equal monthly installments, your first month's rent will not be prorated. You will still owe a full month's rent for your first month and will owe rent as normal again on the 1st of the following month.
While we understand that things happen, there is a process that we must follow if rent is not paid on time. Your rent is due on the 1st of each month although we do give you a grace period of 3 days. If rent has not been paid before midnight the morning of the 4th, a late fee will automatically be posted to your account. On the 4th, you will receive a legal notice on your door. This notice must be sent and is specifically worded for court. It is a bit harsh! You will have 7-days to pay your rent before legal proceedings can commence. We do not want to send anyone to eviction but if your rent is not paid and goes to eviction it will affect your record for several years and will also be placed on your credit report in collections for the outstanding balance. It is extremely important that your rent is paid on time every month.
Absolutely! Once you receive the funds in your checking account you are welcome to use that money to pay your rent.
Renters insurance is a policy that protects your belongings from loss in case of damage from fire, smoke, vandalism, and more. It also protects you in many other ways but will depend on the policy itself. Renters insurance is typically around $12-$15 per month. It is required to have and Northern View must be listed as an Interested Party on the policy. We will need a copy of the Declarations Page as verification prior to move in. You are welcome to get this coverage through whomever you like but we have partnered with an agency to make this process easier for you.
Your deposit is based on how your application comes back. It can range from $200 to the equivalent to 2 months rent and is refundable at move-out pending any damages or unpaid charges. Your deposit will be due within 2 weeks of your application being approved. This will continue to hold your room for you until you move-in.
As a resident, you are expected to follow the terms of your lease agreement and respect your roommates, neighbors, Northern View employees, and the property.
You do not need to already have a roommate in mind in order to live at Northern View. We will send out a roommate questionnaire to help us match potential roommates as best we can. If you already have roommates that you want to live with please have each roommate apply on their own and let us know that you want to live together. We will then keep you together and move you into the same apartment.
We ask that all our residents try to work things out among themselves first. Please talk with each other and respect your roommates. We have found that most roommate issues come down to a lack of communication and communicating with each other typically solves most problems. We recommend that you sit down and lay out some ground rules and discuss what each of you is wanting from your student living experience. If an agreement cannot be reached, we can schedule a time for everyone in the apartment to meet with two people from the office to help mediate.
This means that all our leases are electronic and will be signed electronically, work orders can be submitted through the resident portal, and all rent payments will be submitted through the online portal as well.
All parking at the property is by permit only. The lot is patrolled randomly and anyone that does not have the current parking pass in their vehicle will be towed. We do NOT want to tow anyone's cars! All parking passes can be purchased through the Reliant Parking app or website. There is an annual fee of $25 paid through the Reliant app for residents. This covers the cost to use the service and to have your pass mailed to you. We offer Daily, Weekly, and Monthly passes for purchase through Reliant for guest passes. You are also welcome to purchase a Reserved Parking spot at the office if you would like to have your own designated parking spot.
You will need to submit an application through the link on our website. Click the "Floorplans" button to start the process. You will select the room and floor plan that best suits your needs and fill out all the information. There is a $40 per person application fee, a one-time $100 administrative fee, and a $100 reservation deposit in order to send your application in. Once you start the application process you will have 48-hours to complete the entire process. You will need to provide us with a copy of your ID, Proof of Income, or a Passport and I-20.
If you do not meet the requirements on your own you will need a Guarantor. Once you are approved you will sign your lease and then pay the rest of your deposit. If this process takes more than 48 hours your application will be subject to cancellation and must be restarted entirely. All fees and deposits will be forfeited and you will need to fill everything out again. We do not want to cancel any applications! Please make sure everything is completed within 48 hours.
We are happy to provide a full copy of our rental criteria upon request. There are several items we look for in our applicants. This includes but is not limited to, you must make at least 3 times the amount of monthly rent through a verifiable source, be able to pass a credit check through our third party screening company, you cannot have any evictions on your record or owe another apartment complex money in collections. We also complete a background check. If you meet the income requirement but do not have any credit then you might be approved with a higher deposit. If you do not meet this criteria on your own then you will need a Guarantor.
The application fee is $40 per person, a one-time $100 admin fee, and a $100 reservation deposit. The total due in order to apply is $240 or $280 if you will be applying with a Guarantor. The reservation deposit DOES apply to your security deposit once you move-in.
Unfortunately, student loans do not count as income. You are welcome to use them to pay your rent once they have been deposited into your checking account though.
A Guarantor is someone that is guaranteeing the rent will be paid each month. This person will be liable for the financial portion of the lease in the event that you cannot pay.
We are happy to provide a full copy of our rental criteria upon request. There are several items we look for in our Guarantor applicants. This includes but is not limited to, you must make at least 4 times the amount of monthly rent through a verifiable source, be able to pass a credit check through our third party screening company, you cannot have any evictions on your record or owe another apartment complex money in collections. We also complete a background check. You will be required to submit an application with a copy of your ID and proof of income (paystubs or W2). We require these documents in order to verify identity and that you meet the application criteria.
We ask that everyone pay their move-in total online a day before move-in and be sure to have the declarations page for your renters insurance sent to us prior to move-in day. We typically have numerous move-ins happening at the same time so it can be a bit crazy in the office. We appreciate everyone's patience while we work diligently to get everyone moved in. We will verify that you have registered for the resident portal, make sure everything is paid in full, review your move-in packet with you, and answer any questions you may have.
